Roof Inspections in Cold Spring, With Photos Before Any Price

We walk your roof, check the attic where we can reach it, and give you a written report with photos. You see the real condition of shingles, flashing and vents before price comes up. The inspection costs you nothing.

A Clear Record of Your Roof's Condition

A roof inspection answers a simple question: what shape is your roof in, and what, if anything, does it need? We look at the whole system, not just the spot that worries you. We cover the open shingle surface, the metal around chimneys and sidewalls, the rubber collars on plumbing vents, the ridge and soffit vents, the gutters, and the roof deck as it looks from the attic.

You get our findings on paper, with photos of anything worth your attention. If the roof is sound, we say so. If it needs a small repair, we describe that repair and what drives its cost. If replacement is the honest answer, we explain why and leave the timing to you.

Our crew is licensed and insured, so the person on your roof is covered while they work.

The Parts of Your Roof We Look At

  1. 01

    Shingles and their seal strips

Granule loss, cracks, curled edges and tabs that no longer stick down all get noted. Bare patches, and grit collecting in the gutters, show how much wear the asphalt still has in it.

  2. 02

    Flashing and penetrations

Most leaks start where something passes through the roof. We check step flashing, chimney counterflashing, pipe boots and skylight curbs for gaps, rust and dried sealant.

  3. 03

    Attic and decking

Up in the attic, we watch for pinholes of light, dark rings on the rafters, matted insulation and sheathing that feels spongy or has turned black. This often shows trouble the shingles hide.

  4. 04

    Ventilation and moisture

We note whether intake and exhaust vents are balanced. A stuffy attic shortens shingle life in summer and feeds ice dams and frost on the nails in winter.

  5. 05

    Gutters and drip edge

We check that water leaves the roof cleanly, that the drip edge is in place, and that gutters are pitched and fastened so runoff stays away from fascia and siding.

  6. 06

    A report with photos

Every finding is set down in plain language, ranked by urgency, with pictures you can keep for your records or for an insurance conversation.

Signs It Is Time for a Roof Inspection

  • A stain on a ceiling or wall

Even a faint ring means water found a path. The leak itself may sit well uphill of the mark, so we follow the water back from inside the attic.

  • Granules in the downspouts

A handful after a new roof is normal. Steady piles on an older roof mean the shingles are wearing through their protective layer.

  • After hail or high wind

Bruised or lifted shingles can look fine from the yard. A close look and photos tell you whether there is damage worth discussing with your insurer.

  • Ice dams last winter

Thick ice at the eaves after the freeze-thaw cycles common in Northern Kentucky points to heat loss or poor ventilation, and it can push water under shingles.

  • Buying or selling a home

An independent report helps you understand what you are buying or answer a buyer's questions with facts.

  • Your roof is past fifteen years

Asphalt roofs of that age deserve a check every year or two so small repairs happen before they become large ones.

How Your Inspection Day Goes

  1. 1

A short call to set the visit

You describe what made you pick up the phone and what you have spotted so far. We agree on a visit time that works for your week and note any areas you want us to study closely.

  2. 2

    On the roof, carefully

We set ladders on protected footing and walk the roof only where the pitch and surface allow it safely. On steep or fragile sections, we inspect from the ladder and with close-up photos rather than risk damaging shingles.

  3. 3

    Under the roof deck

If you are comfortable letting us up there, we look at the bottom face of the sheathing, the insulation and the vent openings. We step only on joists or boards and leave the attic as tidy as it was.

  4. 4

    Your findings, in hand

We go over what we saw, show you the photos, and leave you a written report. If work is needed, any estimate lists the scope and each price factor line by line, so nothing gets added later without your say.

What Shapes the Cost of Any Work That Follows

The inspection itself is free, with no obligation. If we find something that needs attention, the price depends on a handful of factors, and each one is spelled out in your written estimate before you decide anything.

Size and type of repair
Resealing a pipe boot is a short visit. Replacing a run of step flashing or a valley takes more material and time.
Pitch and access
Steep slopes, multiple stories and tight driveways call for extra safety gear and setup, which affects labor.
What is underneath
Soft decking or wet insulation found during the inspection adds to the scope. We show you photos so you know exactly why.
Materials
Matching existing shingles, using metal flashing over sealant, or upgrading vents each carries a different cost, and we list the options side by side.

Roof Inspection Questions

Is the inspection really free?

Yes. We charge nothing for the visit or the report, and you are under no obligation to book work with us. The photos and findings are yours to keep.

How long does an inspection take?

Most homes take about an hour, a little longer if the attic is large or the roof has many valleys and penetrations. We do not rush the attic check, since that is where hidden problems show up.

Do I need to be home?

It helps if you are, so we can go over the findings together and reach the attic. If you cannot be there, we can inspect the exterior and walk you through the report by phone.

Will your report be useful if I file an insurance claim?

It can be. The dated photos and written notes show the condition we found after the storm, which gives you something concrete to share. We can walk you through what we saw and how claims usually move along, though the adjuster decides what is covered. If damage is confirmed, our Storm Damage Repair page explains the next steps.

What if you find something that needs fixing?

We describe it on paper with photos and give you an estimate that lists the scope and price factors. Repair work we do carries our 10-year labor warranty. The choice and the timing stay with you.
